Professional Home Inspection

  • On the structural inspection, the inspector will walk on the rooftop whenever it is safe and accessible. The inspector will check the entire roofing system and all roof penetrations. The inspector will crawl thru the attic checking for water penetration, proper framing, load bearing walls, inside and outside, down to and including the foundation system. So we perform a top to bottom structural inspection.
  • The mechanical inspection all the built in appliances in the house, such as the oven, microwave, dishwasher, garbage disposal, and garage door opener and your central air conditioner and heating units. (If the refrigerator, freezer, washer, and/or dryer are staying in the home please let us know so that we can check them.)
  • On the electrical system, the inspector inspects the electrical service panel, where your breakers are, to every accessible outlet, switch, ceiling fan, and light fixture that you have in the house.
  • On the plumbing inspection the inspector check for proper operation of all your sinks, faucets, commodes, bath tubs, showers, and water heaters. Sprinkler systems are checked as part of our Premium Inspection

12 – Month Warranty Inspection

Most of the new homes come with a 12 month manufacturer’s warranty. Before the 12-months warranty expires, a homeowner should always schedule an 11th Month Warranty Inspection. The inspector will thoroughly inspect each visible and readily accessible area, find out the sources of potential defects or safety issues. In accordance with your warranty agreement, many repairs may not fall under your financial responsibility which will help you to save your money.

On Pier & Beam home inspection, apart from the Comprehensive Professional home inspection, the inspector physically crawl below the house to determine the structural support, insulation, ventilation, plumbing, and electrical at crawl space if it is safe for the inspector and has adequate access to the crawl space.

    •  We perform WDI inspection is to find out if there are any significant signs of termites; this includes:

      • Strange muffled bubbling noises from behind walls

    • Infrared Thermal Imaging helps to detect potential moisture intrusion, electrical issues, plumbing leaks, and defective areas of the home that may be causing energy loss.
  • Swimming Pool & Spa Inspections
  • The inspector will inspect your pool or spa and it’s components for any visible issues and will check for the safety measures of the pool and provide you with a report that includes our findings, recommendations, and additional information.
  • Sprinkler System Inspections
    • The inspector will assess the condition of your home’s irrigation system and determine whether or not it’s performing optimally in order to reduce inflated bills and ensure proper watering of your landscape.
  • Pre-Listing Home inspections
    • The inspector will perform a complete home inspection, give recommendations and will provide a repair list. This will help the seller to take care of all the repairs before listing the house and can avoid negotiations by buyer.
